What Should You Check When Viewing a Pre-Owned Home?

When viewing a pre-owned home, it’s easy to focus on the layout and price. However, there are many other important details that can affect your comfort after moving in.
When we inspect a property, we carefully check items such as:
* Signs of water leaks or water stains
* Soft or uneven flooring
* The condition of the exterior walls and balconies
* The condition of the kitchen, bathroom, and other plumbing areas
* Windows and window screens
* Any signs of moisture or mold
Many of these issues cannot be seen in listing photos and are only discovered during an on-site inspection.
Of course, finding a few issues does not necessarily mean the property is a bad choice. In many cases, repairs or renovations can turn a house into a comfortable and beautiful home.

中古住宅をご見学される際、「間取り」や「価格」だけに目が向きがちですが、実は住み始めてからの快適さを左右するポイントがたくさんあります。
私たちが現地確認を行う際は、次のような点も丁寧にチェックしています。
・雨漏りや雨ジミの跡はないか
・床に沈みや軋みがないか
・外壁やベランダの状態
・水回り設備の劣化状況
・窓や網戸の状態
・湿気やカビが気になる箇所がないか
これらは写真だけでは分からないことも多く、実際に現地で確認することで初めて気付くことがあります。
もちろん、気になる箇所があっても必ずしも購入できない物件というわけではありません。
リフォームや補修によって、快適に住める住まいへ生まれ変わるケースもたくさんあります。
